The former District Courthouse on Hurd St. in Lowell
LOWELL – Heritage Properties, a locally-owned and operated real estate investment, development, and management team, today announced that it has been selected by the City of Lowell to purchase and redevelop the 41 Hurd Street property in downtown Lowell, following the company’s bid during a public Request for Proposals (“RFP”) process.
The property at 41 Hurd Street is located within Lowell’s downtown historic district, at the intersection of Hurd, George, and William Streets, and comprises approximately 57,000+ square feet. It is the former home of the Lowell District Court (known as the “Courthouse”), which opened in 1925 and closed in 2020. It was previously owned by the Commonwealth of Massachusetts.
The redevelopment opportunity was made possible through a partnership between the City of Lowell and the Massachusetts Division of Capital Asset Management and Maintenance (“DCAMM”), with the shared goal of increasing housing production in a historic downtown location.
“The selection of Heritage Properties as the developer of the former District Courthouse site reflects Lowell’s commitment to expanding housing opportunities in the city,” said Thomas A. Golden Jr., City Manager. “We look forward to working closely with Heritage Properties to ensure this redevelopment strengthens the neighborhood, supports our local economy, and continues Lowell’s momentum as a vibrant and welcoming city of opportunity.”
Heritage Properties will work closely with the City on a thoughtful redevelopment plan centered around a mixed-use community, providing both multi-family residential and commercial space consistent with the City’s goals for downtown Lowell’s housing.
“We are excited to work with the City in delivering a redevelopment that honors 41 Hurd Street’s history while providing new, high-quality housing for downtown Lowell,” said Jeff Bush, President of Heritage Properties. “In line with the City’s goals, this project represents an opportunity to create much-needed housing, strengthen the downtown neighborhood, and ensure this historic site continues to serve the Lowell community for years to come.”
41 Hurd Street is ideally located for residential and commercial use, with a convenient location near local transportation centers – including the MBTA’s Commuter Rail Line, offering approximately a 45-minute ride into downtown Boston.
The surrounding neighborhood is historic and walkable, with Lowell recently named the 3rd best place to live in the Northeast by Livability. 41 Hurd Street is also situated directly across from the Lower Locks Municipal Parking Garage and is served by convenient on-street parking.
